OUR PROCESS | What to Expect

1 | Planning & Preparation

At JP Custom Homes, our work starts long before you begin your home-buying journey. With a President who is both a civil engineer and second-generation home builder, we have a deep understanding of both home construction and community development. From the very beginning of subdivision planning, we collaborate closely with local town officials to plan, design, and construct not only beautiful homes but also essential infrastructure, such as roads and utilities. 


Where most developers stick to flat land, JP Custom Homes embraces the challenges of working on hillsides, as they produce more organic subdivisions as well as some incredible views of the Kennebecasis Valley.

2 | Purchase & Sales Process

One of the biggest advantages of buying a new construction home is having the opportunity to sit down with the seller, rather than simply bidding on an existing home. Our Turn-Key approach to construction better aligns project risks between builder and client, so we can help you find the right balance of schedule, budget, and function, while maintaining a high standard of quality.  Your deposit reserves the finished home, but we finance and manage the construction until it is complete.

3 | Modern Design & Amenities

Each home starts with careful planning, considering factors such as site orientation and budget. We then design a floor plan that meets the needs of potential families, incorporating both practical features like ensuite bathrooms and walk-in closets, and aesthetic details like vaulted ceilings. Standard homes include:


  • Modern, Open Kitchen Layouts & Cabinetry 
  • Granite Kitchen & Quartz Vanity Countertops
  • Heat Pump on Main Floor (option for additional locations)
  • Rough-Ins for Vented Microwave & Central Vacuum 
  • Complimentary appliance installation (prior to Closing)

4 | Selections & Requests

If the thousands of decisions needed to design a house seem stressful and overwhelming to you, we've worked with clients and realtors to offer a customer-friendly experience.  In our Pre-Sold and Pre-Construction homes, you can select your preference of standard high-quality materials so your house can feel like your home:


  • Mitten Natural Standard Vinyl siding
  • Hardwood / Ceramic Tile on Main Floor & Vinyl Plank flooring in Basement (selection at nearby Domus Flooring)
  • Lighting Allowance (If the fixtures are not already installed, you may choose to purchase your own to be installed by our electricians)


For more involvement in the design, our Pre-Sold and Pre-Construction homes include a structured change request process.

5 | Homeowner Hand-Off

All our homes are built to be “move-in ready” but designed with the flexibility for you to grow into, inside and out.  For instance, every house includes a complimentary hydroseeding, but from there the yard is your canvas for your green-thumb (or robot-mower)!  


We aim to build homes that are economical, not cheap.  While no home is built without imperfection or blemish, our homes are built using Lux Performance Standards and come backed by Lux’s Residential Warranty Program:

  • 1-Year “Latent Defects in Workmanship and Defective Materials” coverage
  • 8-Year "Major Structural Defects" coverage (transferable if you need to or decide to sell your home)
  • Lux offers extensions and additional coverages directly to homeowner's registered in the program.  


Like a living organism, wood breathes, cement sweats, and yards grow!  You’ll need to care for your home, but we’re happy to share helpful information to make the homeowner hand-off as smooth as possible.  

6 | Impact & Growth

We understand that buying a home in a new subdivision can feel like an investment, especially as the neighborhood evolves. We appreciate the patience of our early adopters while we develop a neighbourhood around them.  With our proprietary “Project Clustering” method, we work extremely hard to reduce waste and downtime. We also place a strong emphasis on fair and reasonable pricing in all of our dealings (both our customers and subcontractors alike). Through these practices, we enhance our ability to complete neighbourhoods as efficiently as possible and to provide you with a more stable, long-term investment.


While we take care of the heavy lifting, we also take great joy in seeing the many ways in which residents have grown the community beyond what we could have ever built alone — whether it is through cultivated gardens or spontaneous street hockey games!
